Annotation

The search for functional use is the basis for the proposed urban form. The design works with a balanced combination of housing, administration, commerce, recreation and sports. All these components work in symbiosis with each other and support each other. The individual components are equipped with a common underground car park.

From an urban point of view, this is a classic city block, which is complemented by a solitary high-rise office building and there is also a conversion of the existing industrial building. This city block tries to respond as much as possible with orientation, scale and tectonics to the adjacent existing city blocks.

The residential block boasts a green courtyard, which, thanks to mature trees, creates a quiet and pleasant environment for residents. On the contrary, the foyer of the office building and the conversion offers a lively and urban public space. The whole block is significantly offset from the river bank. Thanks to this, the natural character of the waterfront is preserved and greenery is preserved. Along the shore there is a pedestrian zone with an associated cycle path leading along the Vltava River. This intervention is leveled from the residential courtyard for non-violent separation of residential and public spaces.

The transport solution is run around the perimeter of the residential complex. The whole new district has a common underground parking. The entrances to the garages are located under the administrative building and at the southern end of the apartment complex. There are also two pontoons created for shipping, which has a convenient connection to the new transport terminal Smíchov.

The city block also includes sports facilities, which offer a swimming pool, wellness, dance and exercise halls and facilities. This facility is the only one that enters the green courtyard with its volume and offers a place for recreation not only for residents.
